A.  A parcel of land, situated in the district of Little Bay on the Island of Sint Maarten, having an area of FOUR HUNDRED AND SIXTY-FOUR SQUARE METERS (464m²), described further in certificate of admeasurement number SXM LB 249/2008, with all appurtenances thereto;

B. A parcel of land, situated in the district of Little Bay on the Island of Sint Maarten, having an area of FOUR HUNDRED AND SIXTY-THREE SQUARE METERS (463m²), described further in certificate of admeasurement number SXM LB 250/2008, with all appurtenances thereto;

C. A parcel of land, situated in the district of Little Bay on the Island of Sint Maarten, having an area of FOUR HUNDRED AND SIXTY- THREE SQUARE METERS (463m²), described further in certificate of admeasurement number SXM LB 251/2008, with all appurtenances thereto;

D. A parcel of land, situated in the district of Little Bay on the Island of Sint Maarten, having an area of SEVEN HUNDRED AND TWENTY-SEVEN SQUARE METERS (727m²), described further in certificate of admeasurement number SXM LB 253/2008, with all appurtenances thereto;

E. A parcel of land, situated in the district of Little Bay on the Island of Sint Maarten, having an area of SEVEN HUNDRED AND TWENTY-SEVEN SQUARE METERS (727m²), described further in certificate of admeasurement number SXM LB 254/2008, with all appurtenances thereto;

F.  A parcel of land, situated in the district of Little Bay on the Island of Sint Maarten, having an area of SIX HUNDRED AND EIGHTY-ONE SQUARE METERS (681m²), described further in certificate of admeasurement number SXM LB 472/2007, with all appurtenances thereto;

G. A parcel of land, situated in the district of Little Bay on the Island of Sint Maarten, having an area of SIX HUNDRED AND NINETY-FOUR SQUARE METERS (694m²), described further in certificate of admeasurement number SXM LB 475/2007, with all appurtenances thereto;

H.  A parcel of land, situated at Welgelegen in the district of Little Bay on the Island of Sint Maarten, having an area of ONE HUNDRED AND SEVENTY-FIVE SQUARE METERS (175m²), described further in certificate of admeasurement number SXM LB 019/2009, with all appurtenances thereto;

I. A parcel of land, situated at Welgelegen in the district of Little Bay on the Island of Sint Maarten, having an area of THREE HUNDRED AND FIFTEEN SQUARE METERS (315m²), described further in certificate of admeasurement number SXM LB 046/2009, with all appurtenances thereto;

J. A parcel of land, situated at Welgelegen in the district of Little Bay on the Island of Sint Maarten, having an area of SIX HUNDRED AND EIGHTY-TWO SQUARE METERS (682m²), described further in certificate of admeasurement number SXM LB 473/2007, with all appurtenances thereto;

K.  A parcel of land, situated at Welgelegen in the district of Little Bay on the Island of Sint Maarten, having an area of SIX HUNDRED AND EIGHTY-TWO SQUARE METERS (682m²), described further in certificate of admeasurement number SXM LB 474/2007, with all appurtenances thereto;

L. A parcel of land, situated at Welgelegen in the district of Little Bay on the Island of Sint Maarten, having an area of SIX HUNDRED AND NINETY-FOUR SQUARE METERS (694m²), described further in certificate of admeasurement number SXM LB 476/2007, with all appurtenances thereto;

M.  A parcel of land, situated at Welgelegen in the district of Little Bay on the Island of Sint Maarten, having an area of SIX HUNDRED AND NINETY-THREE SQUARE METERS (693m²), described further in certificate of admeasurement number SXM LB 477/2007, with all appurtenances thereto;


Reserved price for aforementioned immovable property (being the minimum bid) will be NINE HUNDRED FIFTEEN THOUSAND US DOLLARS CURRENCY (US$.915,000.00).


Potential buyers may enter a private bid, addressed to the notary, on the property on public sale before November 5th, 2020


The sales will take place under the customary auction conditions which are, by raised bid (in Dutch: “middels opbod”) subsequently by Dutch bid (in Dutch “afmijnen”) in one (1) session.

The general as well if any special conditions on the auction, will be available at Notary office Mingo situated at the Fouress Building, Emmaplein, Philipsburg.

Every bidder or potential buyer has to identify him or herself and provide the civil law notary with a written guarantee by a banking institution (for example a bank letter/or banker’s check) for the payment of his or her bid and the additional and affiliated auction charges which are for the buyer (as stipulated in the general auction conditions of civil law notary Mingo).

The buyer shall pay the notarial fee, the registration stamps, the disbursements, transfer tax, cancellations of mortgage(s), annulment of attachment(s), costs and charges of the notarial authentic report(s) of the auction and the conveyance of title to and the registration of the immovable property in the name of the buyer in the Public Registers, deed of assignment (in Dutch: "Akte de Command"), deed of acquittance, the aforementioned bankguarantee, and remaining costs and charges pursuant to the general and particular conditions of the auction.

Interested parties are strongly advised/recommended to:

(i) to review the auction conditions before attending the auction;
(ii) to start requesting their bank guarantee at least four (4) weeks prior to the auction, come with a banker’s check or have the funds (being the amount of the bid the buyer wishes to place) deposited into the escrow account of the notary.
